How do I know if I need remediation vs. repair?
Cosmetic problems can be repaired. Water-related problems can't.Hairline cracks, small chips, and surface staining are usually patchable. How long does a typical job take?
Most projects run two to four weeks per elevation.Stucco genuinely needs cure time between coats. Rushing it is the most common reason jobs fail early.
Do I need to move out during the work?
No. The work is exterior and your home stays livable. Expect noise during the first few days of tear-off and crews on-site during work hours. Window replacement requires brief interior access, room by room, usually one day per opening.
Will my insurance cover this?
Sometimes. It depends on the cause.Insurance typically covers damage from sudden events — burst pipes, fire, storms, covered losses. Can you match my existing finish?
In most cases, yes. Lace, sand float, and smooth finishes are all matchable, and we offer multiple lace patterns to blend seamlessly.Hand-troweled historic finishes are harder to match invisibly. For those homes, full-elevation remediation usually produces a better result than spot patching. We'll tell you up front which applies.
Do you handle permits?
Yes. Stucco remediation and window replacement typically require permits in California, and we pull them as part of the project.

EIFS stands for Exterior Insulation and Finish System. It's a multi-layered exterior wall cladding that looks similar to traditional stucco but works very differently.The system is built up in layers: insulation board (usually expanded polystyrene foam) adhered or mechanically fastened to the substrate, then a base coat with embedded fiberglass reinforcing mesh, and finally a textured acrylic finish coat. The whole assembly is typically less than an inch thick on top of the foam.
